New Furnace Installation and Replacement for Homes and Businesses in Ann Arbor, Toledo, Jackson, Monroe, Saline, Perrysburg and the Surrounding Communities

A New Furnace, Installed Right
Your furnace is the most important piece of equipment in a Michigan or Ohio home, and how it’s installed decides how well it works for the next 15 to 20 years. Tri-State Heating and Cooling installs high-efficiency American Standard gas furnaces for homes and businesses across Southeast Michigan and Northern Ohio. Owner AJ brings more than 22 years of hands-on HVAC experience to every installation.
We start with your home, not a price sheet. We size the furnace to your house, check your venting, gas line and ductwork, and explain your options in plain language so you can choose what fits your comfort and budget.
Signs It's Time to Replace Your Furnace
- Your furnace is 15 to 20 years old or older and getting less reliable every winter.
- Repairs are adding up, with service calls every heating season.
- The heat exchanger is cracked, which can make the furnace unsafe to run.
- Gas bills keep rising even though your usage hasn’t changed.
- Some rooms are always cold while others overheat.
- You see soot, a yellow burner flame or rust on or around the furnace.
- You’re replacing your air conditioner and want a matched system.
Not sure? If a furnace repair still makes sense, we’ll tell you.
Choosing the Right Furnace
Efficiency (AFUE)
A furnace’s AFUE rating tells you how much of the gas it burns becomes heat in your home. High-efficiency condensing furnaces (90% AFUE and up) cost more up front and less to run, and they vent through PVC pipe instead of a chimney.
Single-stage, two-stage or modulating
Single-stage furnaces run at full output every time. Two-stage and modulating furnaces run at lower output most of the time, which means quieter operation, more even temperatures and lower gas use.
Variable-speed blower
Moves air more gently and efficiently, improves filtration and helps your air conditioner control humidity in summer.
Dual-fuel with a heat pump
Pairing a gas furnace with a heat pump lets the heat pump handle milder days while the furnace takes over in the coldest weather.
Right-Sized for Michigan and Ohio Winters
A bigger furnace isn’t better. An oversized furnace heats the house in short bursts, cycles on and off constantly, wears out sooner and leaves hot and cold spots. An undersized one runs nonstop on the coldest nights and still can’t keep up.
We size every furnace with a heating load calculation based on your home’s square footage, insulation, windows and layout, and we check that your ductwork can deliver the airflow the new furnace needs. Many older homes we see have furnaces that were oversized decades ago, and right-sizing on replacement often improves comfort and lowers gas bills.

What Affects the Cost of a New Furnace
We give you a written quote after we’ve seen your home, and you choose the option that fits. The main cost factors are:
- Furnace size: the heating capacity your home actually needs.
- Efficiency rating: higher-AFUE furnaces cost more up front and less to operate.
- Staging and blower type: single-stage, two-stage or modulating, with standard or variable-speed blowers.
- Venting: switching from chimney venting to PVC for a high-efficiency furnace, or updating an old chimney liner.
- Ductwork: repairs, sealing or changes in older homes.
- Gas line, electrical and condensate drain work.
- Pairing with your air conditioner or indoor coil.
- Permits and code requirements.

Replacing Your Furnace and AC Together
Your furnace and air conditioner share the same blower and ductwork. If both are getting older, replacing them together often makes sense:
- A matched system designed to work together for better efficiency and comfort
- One installation instead of two separate projects
- A variable-speed furnace blower that also improves summer humidity control
- Both warranties starting at the same time
If your air conditioner is still in good shape, we’ll match the new furnace to it. See our AC installation page for cooling options.
How Your Furnace Installation Works
1. Home visit and load calculation
We look at your home, your current furnace, venting, gas line and ductwork, and size the right system.
2. Clear, written options
You get options at different efficiency levels and price points, with no pressure.
3. Installation day
We remove the old furnace, install the new one, connect the gas, venting, electrical and condensate drain, and make any duct connections needed. Most furnace replacements are finished in a day.
4. Startup and safety testing
We check gas pressure, combustion, airflow, temperature rise and every safety control.
5. Walk-through
We show you how to use your new furnace and thermostat, explain filter changes, and help you register your equipment warranty.

Protect Your New Furnace
A new furnace lasts longer, runs more efficiently and keeps its warranty protection with a yearly tune-up. Our HVAC maintenance plans schedule your furnace and AC tune-ups for you, so small issues get caught before the coldest night of the year.

Furnace Installation FAQs
How long does furnace installation take?
Most furnace replacements are finished in one day. Projects that need venting changes, new ductwork or a new AC at the same time can take longer.
What size furnace do I need?
It depends on your home’s size, insulation, windows and layout, not just square footage. We size every furnace with a heating load calculation.
Is a high-efficiency furnace worth it?
In Michigan and Ohio winters, a high-efficiency furnace usually pays back through lower gas bills, especially if you plan to stay in your home for years. We’ll show you how the options compare.
Should I replace my air conditioner at the same time?
If your AC is also 12 to 15 years old or more, replacing both together often saves on installation and gives you a matched system. If it’s newer, we’ll match the furnace to it.
Can my furnace be repaired instead?
Often, yes. If your furnace is under about 15 years old and the repair is modest, repair usually makes sense. We’ll explain both options.
Do you offer financing?
Yes, financing is available for qualified customers.
